Terms & Conditions

In short. Quotations are free and broken down line by line. Where the work changes, you are told the cost before it is carried out, not afterwards. Where a defect in our workmanship comes to light, tell us and we will put it right. And you may cancel within 14 days of accepting a quotation.

1. Who you are contracting with

These terms apply to work carried out by Khalife Construction, operating across London and the Home Counties. Contact: 07771 748794 or [email protected].

2. Quotations

  • Site visits and written quotations are free and carry no obligation.
  • Quotations are valid for 30 days from issue, after which material prices may have moved.
  • A quotation is a fixed price for the work described. It is not an estimate that drifts.
  • Where something genuinely cannot be known until work begins, it is listed as a clearly identified provisional sum. If it is not spent, you do not pay it.

3. Changes to the work

If you request work outside the scope of the quotation, or if opening up the works reveals a genuine problem not visible beforehand, we will stop, inform you, demonstrate the issue, and provide a price before continuing. No additional work will be carried out or charged for without your agreement.

4. Payment

  • On larger projects a deposit may be required to secure materials and a start date. This will be stated in the quotation.
  • Stage payments may apply on extensions and loft conversions, and will be set out clearly before work begins.
  • Final payment falls due on completion and your sign-off, not before.
  • Invoices are payable within 7 days unless otherwise agreed.

5. Your right to cancel

Under the Consumer Contracts Regulations 2013, because quotations are agreed at your property, you have the right to cancel within 14 days of acceptance, without giving a reason and without charge.

If you expressly request that work begin within that 14-day period and then cancel, you may be charged for work already carried out and materials already ordered. This will always be made clear before an early start.

6. Defects and remedial work

  • Where a defect in our workmanship comes to light after completion, tell us. We will inspect it and, where the fault is ours, put it right.
  • Materials and appliances are covered by the manufacturer's own terms, which are set by the manufacturer rather than by us. Where applicable we will register the product on your behalf.
  • This does not extend to fair wear and tear, damage caused by others, or problems arising from subsequent alteration of the work by another party.
  • Nothing in this section affects your statutory rights under the Consumer Rights Act 2015, which require that work be carried out with reasonable care and skill.

7. Access and site conditions

You agree to provide reasonable access to the property during agreed working hours, together with water and electricity. Please move or protect valuables and fragile items before work begins — floors and furniture will be covered, but we would rather irreplaceable items were not in the room at all.

8. Permissions and approvals

Where work requires planning permission, Building Regulations approval, a party wall agreement or freeholder consent, we will advise you clearly and can manage the applications where agreed. However, you remain the legal applicant as property owner, and work cannot begin until the necessary approvals are in place.

9. Insurance

We hold public liability insurance covering the work we carry out. Our details are available on request, and we would encourage you to ask for them — of us, and of any other contractor under consideration.

10. Liability

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. Your statutory rights under the Consumer Rights Act 2015 are unaffected.

11. Complaints

If you are dissatisfied with any aspect of the work, tell us first and tell us directly. Almost everything can be resolved with a telephone call and a return visit. Email [email protected] or call 07771 748794, and we will respond within 5 working days.

12. Governing law

These terms are governed by the law of England and Wales, and any dispute falls to the courts of England and Wales.
