Almost every complaint about a builder comes down to the same four failures: the price moves, the programme slips, the work is sub-contracted to a stranger, and the house is left in a state. Here is how each one is dealt with.
Fixed pricing, in writing
Every quotation is fixed and broken down line by line. Where something genuinely can't be known until work begins, it's listed as a clearly identified provisional sum — and if it isn't spent, you don't pay it.

Plumbing, carpentry, tiling and electrical are all delivered by our own team. One contract, one programme, and no waiting on a sub-contractor who never turns up.
Qualified for the work we take on
Gas Safe registered for heating and boiler work, and fully insured across everything we do. Where a project needs Building Control or planning approval, we will tell you plainly what is required.

Three builders quoted and Khalife was the only one that came back with a proper written breakdown rather than a number in a text message. The kitchen took nine days, finished on the day they said, and the site was cleaned every evening.
They handled Building Control and the party wall notices, which I knew nothing about. What stood out was the honesty — we were talked out of a dormer we didn't need, which saved us a substantial amount.
Our boiler failed on a Sunday in January with two young children in the house. Someone answered the phone, came out the next morning, and had a new one fitted by that afternoon. We used them again for the bathroom three months later.

As a broad guide: a full bathroom refit typically starts around £6,000, a fitted kitchen from around £4,500 in labour, and a loft conversion from around £30,000. As a general guide, a bathroom is typically 7–10 working days and a kitchen 5–10 days. A loft conversion is usually 6–8 weeks on site and an extension 8–12 weeks. Every property differs, so we give you a realistic timescale once we have seen the job.
Yes. We are Gas Safe registered for all gas, boiler and heating work, and we hold public liability insurance. We are happy to provide our details so you can verify them before appointing us — and we would encourage you to ask the same of any contractor.
Yes. A dripping tap and a full loft conversion are both worth doing properly, and small jobs are how most of our clients first work with us.
