Khalife Construction delivers residential projects across London — kitchens, bathrooms, loft conversions and extensions — with written quotations and every trade handled in-house.
Every homeowner in London has heard the same account. Three contractors quoted. One never returned the call. One attended, disappeared, and sent a figure by text a fortnight later. The third began the work, then vanished for two weeks to attend a larger project, and the person who eventually completed the tiling was not the person who had quoted for it.
This happens because a great many building firms are, beneath the surface, a sales operation with sub-contractors attached. The party who quotes is incentivised to win the work. The party who executes it is incentivised to finish and move on. Nobody owns the space between those two positions — which is precisely where your kitchen ends up living for six weeks.
Our work spans kitchens, bathrooms, loft conversions and extensions, with plumbing, carpentry, tiling and second-fix electrical work all delivered in-house. It means we cannot take on unlimited projects simultaneously — and that is deliberate. A managed number of projects, given proper attention, is a better business than a conveyor belt of dissatisfied clients.
The practical consequence for you is straightforward. One clear written price. One realistic timescale, set out honestly before you commit. Consistent personnel on site. And when the project is complete and a door begins to stick eight months later, the same telephone number reaches the same people — because we work in the same city you live in, and we would like your neighbours to call us too.
What we will not do is represent a project as larger than it is. If you call about a boiler and it requires a £200 component rather than a £2,500 replacement, we will say so. If your loft lacks the head height to convert properly, we will tell you before you have spent anything — even though the honest answer costs us the work. That is not virtue; it is simply how a contractor ends up with clients who call again.
These are not values on a wall. They are the three things clients actually complain about when they complain about builders.
Every quotation is fixed and broken down line by line. Where something genuinely cannot be known until work begins, it is listed as a clearly identified provisional sum — and if it is not spent, you do not pay it.
Plumbing, carpentry, tiling and electrical work are delivered by our own team rather than sub-contracted. One contract, one programme, and no waiting on someone else's diary.
Floors covered, dust managed, waste removed, and the site cleared every evening. Most complaints about builders concern mess rather than craftsmanship — we address that first.
A contractor who hesitates when asked for a Gas Safe number or proof of insurance is telling you something important. Ours are offered before you ask.
Legally required for any gas, boiler or heating work. Our registration number is available on request, and we would encourage you to verify it on the Gas Safe Register.
We hold public liability insurance covering every project we take on, however small. We are happy to share our details before you commit to anything.
Send us the details and we'll arrange a site visit, then issue a written quotation with a realistic programme.
