The list on the fridge, finally dealt with.

Everyone has one. A door that sticks, a tap that drips, a shelf that never went up, a fence panel down since the last storm. Individually each is too small to call anyone about. Collectively they are a Saturday you will never recover.

Send us your list

Set out everything that needs doing, however small. We'll tell you what can be fitted into a visit.

No obligation. We'll respond the same working day.

Indicative cost

Half day from around £180. Full day from around £320.

Booking half a day and providing a list is almost always better value than calling out separately for each item. Most clients are surprised how much is cleared in four hours when the tools are already in the van.

What's included

Genuinely, most things.

The advantage of a contractor covering plumbing, electrical, carpentry and tiling is that your list does not require three separate phone calls and three separate call-out charges.

Landlords and letting agents

If you manage property, holding a single number for everything — a leak, a cold radiator, a tenant's broken door, an EICR before a new let — is worth more than a marginally lower hourly rate. We liaise directly with tenants, work around their availability, and send photographs of completed work so you need not attend.

The process

As straightforward as it should be.

No survey, no quotation process, no three-week wait. You send the list, we arrive with the tools.

STAGE 01

Send the list

Everything, however trivial. Photographs help. We'll tell you honestly what fits into a half day and what requires longer.

STAGE 02

Agreed price

Half day, full day, or per item — agreed before we arrive, so there is no meter running while we work.

STAGE 03

The visit

We arrive with the tools and materials for everything on the list, so there is no trip to the merchant midway through.

STAGE 04

Complete

Each item demonstrated before we leave, waste removed, and the list can come off the fridge.

Before you commit

The questions people don't ask out loud.

So we'll answer them here instead.

Is our job too small to bother you with?

No. Smaller work is how most of our clients first engage with us — and frequently how they come to us for a bathroom two years later. If it is genuinely a ten-minute repair and we are nearby, we will often simply carry it out.

Will we be charged for a full day if it only takes two hours?

No. Half-day and per-job pricing exists precisely for this reason. The cost is agreed before we begin, and if the list proves shorter than expected, the price falls rather than rises.

Do you actually cover all these trades, or sub-contract them?

We cover them. Plumbing, carpentry, tiling, electrical work and general repairs are all delivered by our own team. For anything genuinely specialist — a structural engineer, for instance — we will say plainly that it sits outside our scope.

“I had been putting off a list of roughly eleven items for two years because none individually justified calling a contractor. The lot was completed in a single day. The dripping tap I had learned to sleep through has been silent for eight months.”

Common questions

General Maintenance — straight answers.

Almost anything domestic — plumbing repairs, electrical fixes, carpentry, tiling, silicone, doors, shelving, fencing, blocked drains, flat-pack and touch-up decorating. If it is on your list, include it and we will advise what can be done.

A half day is typically around £180 and a full day around £320, with materials in addition. That generally represents far better value than paying separate call-out charges for each individual item.

Half a day is the usual minimum, simply because travel across London makes anything smaller uneconomic. That is why providing a list rather than a single item is almost always the better approach.

Yes, regularly. We liaise directly with tenants, work around their availability, and send photographs of completed work so inspection is unnecessary. Holding a single number for every trade is the principal reason landlords engage us.

Certainly, and without judgement. Send a photograph of where you have reached and we will pick it up from there.
